Hello, this is Marcello with Custom Realty Solutions, thank you for watching this video. I want to talk about something that I get asked a lot, especially this time of year, which is when should I put my house on the market?
Most people are assuming they should wait until April/May timeframe to sell their home, they feel that that’s when they can get the most for their home, and what I talk to people about and help them to realize is that first and foremost, when it comes to selling a home, you want to look at the inventory levels of homes also.
As you look at January and February timeframe, even getting into March, what you have is a lower inventory of homes. As you get closer to the April/May timeframe, you have a lot more homes on the market. So when you want to talk about when the best time is to put a house on the market, well if you consider the fact that inventory’s lower in January and February, you want to really consider putting your house on in the February timeframe, or even early March, where the inventory is low.
You still have a lot of buyers looking at homes but there’s a lot less to choose from and therefore you have a better chance of getting more for your home. So the main message is, do not make the mistake of waiting until April/May to try to sell your home. Try to sell it more in the February/early March timeframe. That would be the best. Thank you.
